Nestled into a picturesque hillside of Egmont on the waters edge, The Estuary is a stunning three-level contemporary-modern residence designed to harmonize with its natural surroundings while offering a modern and luxurious living experience. From the street it is a bit of a chameleon as it presents itself as a one level home. This residential architecture project seamlessly integrates elegance, functionality, and sustainability, maximizing both space and scenic views. It features an open plan interior with expansive glass sliding doors (category 3 hurricane proof) to frame the breathtaking panoramic ocean views.


Sustainability was a key consideration, incorporating passive design strategies to mitigate microclimatic impact, utilizing overhangs and terraces and eco-friendly materials throughout the home. The total energy needs for the home are accomplished through the use of solar technology, and drinking water is supplied by an atmospheric water generator, making the home completely self sustainable.


The home’s unique tiered design follows the natural contours of the hillside, creating a dynamic yet cohesive structure. The parking area is strategically tucked beneath the second level, offering a discreet and efficient use of space while maintaining the home’s clean architectural lines. An attached driveway provides easy access, ensuring convenience for residents and guests.


The major challenge of the site was its size (just under 9,800sqft.) and its narrow aspect to the waters edge. Contemporary Caribbean made opportunities out of this challenge. They oriented the building to embrace the bay and created a multi-level flow, with a carefully designated series of staircases leading down to each level, culminating at a secluded deck. A signature feature of this house is the infinity plunge pool that is cantilevered off the edge of the middle level. The continuation off of the infinity feature of the plunge pool creates a feeling that the expanse of the ocean in the forefront is part of the pool. It is an immersive experience. This multi-level flow an a holistic understanding of the landscaping needs is a defining feature of The Estuary. This thoughtful layout enhances accessibility while creating a natural progression through the home, allowing residents to experience different views and perspectives of the surrounding landscape.


As we walk through the space the architectural design prioritizes open-concept living, featuring expansive floor-to-ceiling windows that capture breathtaking hillside and water views. The uppermost level serves as the main living space, with a modern kitchen, spacious lounge areas, and seamless indoor-outdoor connectivity through panoramic terraces. The middle level house features the primary bedroom suite and private retreats, offering elevated views and serene privacy. The lowest level provides additional living quarters and atelier and workshop for the residents. Transitioning down the property you are mmet with a bougainvillia arch that leads into a secluded deck that offes, many shady hours for contemplation or liming and entertainment. It is a heavenly experience.


Blending contemporary design with natural materials, The Estuary features wood, stone, and glass elements that reflect the beauty of the surrounding environment and provide protection form inclement weather.


The Estuary is a testament to Contemporary Caribbean’s expertise in crafting residences that are both architecturally stunning and deeply connected to their environment and the people who inhabit the space —a perfect balance of modern luxury and natural tranquility.
