Design Process

Whilst every project is not the same, here are the general phases we follow to ensure your project meets the deadlines and expectations.

THE VIABILITY PHASE

FEASIBILITY STUDY

The Feasibility Study stage is the first step in all of our projects. Within this phase, we do the relevant research to determine if the project in your mind is compatible with your timeframe, budget, and government codes and restrictions. During this phase, we'll also sit down with you to develop the project's brief, including goals, budget, and timelines. We'll then put all the information together in a way to reach a conclusion on the project's feasibility and offer options to move forward.

THE IDEA PHASE

CONCEPTUAL & SCHEMATIC DESIGN

During this phase – and based on the valuable insights obtained from the Feasibility Study – we'll start working on the initial design concept of the project with drawings and the BIM model while frequently meeting with you to review the evolution of the project. At the end of this phase, we'll have a complete architectural set of plans and a 3D model with relevant information to make decisions such as the size and construction and financial strategy.

THE TEAMWORK PHASE

DESIGN DEVELOPMENT

Based on the approved schematic design, we'll start working with the project’s consultants to coordinate architectural, structural, mechanical, electrical, and plumbing systems to further develop and detail the project for seamless project coordination.

We'll end up with a further developed building set addressing regulatory requirements in preparation for their submittal to the permitting authorities.

Conceptual Phase

Design Development

THE TECHNICAL PHASE

CONSTRUCTION DOCUMENTS

While the authorities go through their review, we prepare a thorough set of detailed drawings, schedules, and specifications for the construction team. During this phase, we review and coordinate all aspects of the projects with their corresponding consultants in our BIM model, ensuring consistent documentation throughout the project. If not previously selected, these documents are sent out for bidding to look for the right general contractor.

Bidding process (if a Builder/Contractor was not chosen before)
Final coordination between all project consultants (adding information to the building process where necessary)

Construct

THE BUILDING WORK

CONSTRUCTION

Once the building permit is obtained, the Construction Documents finalized and the construction starts, we'll work closely with the General Contractor make sure the project is being built based on our plans and specifications. At the end, we'll produce a punch list of items to resolve any outstanding issues or missing elements.
